Essentially, an apartment can be bigger than a condo. So that can make it more suitable for a family, rather than a bachelor seeking good times after work in Las Vegas. So renting an apartment in Las Vegas is more for the family types. Apartments are a lot easier to find than houses – Las Vegas is near the desert, you know. Not too many suburbs there.

There are currently hundreds of facilities in construction, most of which are intended to be condo buildings, but come on, it’s pretty much the same thing. And as new projects open up their doors, the competition becomes incredibly tight, and you can get the price down significantly. You shouldn’t really bother renting a single bedroom apartment for $400 – you’re better of with a condo. But for around $700-800 you can get a 2-3 bedroom flat for you and your family with nobody feeling claustrophobic. First things first – location. Fortunately, there are many apartment buildings downtown. Casino owners are wise enough to invest into residential real estate development, and you can get a pretty good deal even on the Strip. Although be sure to never take the asking price. Most of the apartments you’ll go and see will have been up for rent for months, and the owner will most probably go with your offered price – as long as you rent for long enough. Remember, every month that the flat isn’t being rented, the owner is losing money. It’s really simple – so let’s say the owner took out a mortgage for the flat at $600 per month and wants to rent it out for $900 per month. Thus he counts on $300/mo profits, but if the flat stays empty for 3 months, he’ll lose $1800. So he’d better rent it for less profit month to month, but not lose money. He doesn’t really have to do anything once the flat’s rented, and getting 10 flats like that with $100 each would make him an easy $1k/mo, with him just having to collect the payments.

The world of apartment renting is a bit twisted at times, as some owners are paranoid about their belongings. When I was renting a flat in Vegas, the owner used to “swing by” every week, making sure everything was ok, whether we take the garbage out or not. It was seriously pissing me off, but I was stupid enough not to mention this in the rent agreement. From now on I always mention that “the owner has to call at least 24hrs prior to visiting and cannot visit more than 2 times per month in order not to invade the renters (mine) privacy”. Make sure to have that in your rental agreement, saves up a lot of headaches. And in a city like Las Vegas, where casinos are great temptation and may result in a lot of stress (that you can take out on wrecking your flat), many owners are like that. So be careful whom you rent from.
